A place of her own: Tracking the growing number of women realty buyers

'The EMI on my house is the same as the rent I paid for a 1BHK in Bandra, and the downpayment is the same as what I paid in security deposit for the rented flat,' she says. For Priya Agarwal, 30, an investment advisor from Thane, buying a home was about ensuring long-term financial independence. 'From viewing the flat online to paying for it, I did everything on my own,' she says. 'And buying my own 1BHK helped me become more independent and learn to manage my earnings, savings and budgets wisely.' The government's affordable housing scheme [which offers subsidies for homes in certain categories] is allowing more women from lower-income households to buy homes too, says A Shankar, chief operating officer for strategic consulting at realty advisory JLL India. 'Many banks also offer a 0.25% lower interest rate for women. This is encouraging families to buy homes in the name of women, and encouraging women to buy independent homes.' Women are also buying homes as co-owners, which allows for a reduction of up to 2% on certain levies. Vidhi Shah, 29, a PR executive, bought a 2BHK in Kandivli with her husband last December. 'Buying a home together helped us divide the debt equally and got us both some tax exemptions,' she says. 'The decision has also helped me invest in real-estate for the future.' 'There are more women working now and they are also responsible for their own money,' says Kanika Gupta Shori, co-founder and chief operating officer at Square Yards. 'They are planning their own investment portfolios, and real-estate is always a good(?) long-term choice.' Dailyhunthttps://www.zintro.com/profile/zi7c8fcef4?ref=Zi7c8fcef4

China starts building first warship for 'all-weather ally' Pakistan

he company said the ship was being constructed at its Hudong-Zhonghua shipyard in Shanghai.China, an "all-weather ally" of Islamabad, is the largest supplier of weapons systems to Pakistan. Both the countries also jointly manufacture JF-Thunder, a single engine multi-role combat aircraft. The ship's class is Type 054AP, which means it is based on the Type 054A of the People's Liberation Army (PLA) Navy, the report quoted the Pakistani Navy as saying. The Pakistani Navy previously said four such ships had been ordered, according to the report.Once constructed, the warship "will be one of the largest technologically advanced platforms of the Pakistani Navy and strengthen the country's capability to respond to future challenges, maintain peace and stability and the balance of power in the Indian Ocean region," the report said.It will also support the Pakistani Navy's initiative of securing sea lanes for international shipping by patrolling distant waters, China Daily quoted the CSSC as saying. The mention of the Indian Ocean is regarded as significant as China has already taken over Pakistan's strategic Gwadar port under the China-Pakistan Economic Corridor (CPEC) in India's backyard.China has acquired the logistical military base in Djibouti and taken over the Hambantota port of Sri Lanka under a 99-year debt swap deal.China recently denied a New York Times report that it finalised a plan to build advanced fighter aircraft under the CPEC in Pakistan, adding a military dimension to it.India protested China's CPEC project as it is being laid through Pakistan-occupied Kashmir (PoK).Pakistan also recently became the first country to hook on to China's BeiDou Satellite Navigation System, a rival to the US Global Positioning System (GPS) that went global recently. The system was expected to be used for military applications. The China Daily report said Type 054A is the best frigate in service with the PLA Navy. Military sources said the ship has a fully loaded displacement of about 4,000 metric tonnes and is equipped with advanced radars and missiles. About 30 Type 054As are in service with the PLA Navy.An insider in China's shipbuilding sector with knowledge of the Type 054AP programme told the China Daily that the ship is the largest and most powerful combat vessel China has ever exported."Based on pictures circulating on the internet, the ship will have vertical launch cells that can fire Chinese HQ-16 air-defence missiles and other kinds of missiles. Vertical launch cells will bring flexibility to the user in terms of weapons portfolio, thus giving it a stronger fighting capability," he said, adding that the Type 054AP is the best frigate Pakistan can access in the international market."The service of Type 054APs will double the combat power of the Pakistani Navy's surface fleet," he said.About the ship's construction, Cao Weidong, a senior researcher at the PLA's Naval Military Studies Research Institute, said that in the past, the Pakistani Navy would ask its Chinese contractors to use Western radars or weapons on ships constructed by the Chinese shipbuilders because it believed the Western naval technologies were better than Chinese ones."But it seems that all weapons and radars on the new ship will be Chinese products, which reflects our progress in the industry and the Pakistani Navy's confidence in our technology and capability," he said.Cao said there are many nations selling frigates in the market, so Pakistan must have made thorough comparisons in terms of combat capability and costs. "I believe the reason they chose our type is that ours is one of the few that can carry out all of the air-defence, anti-ship and anti-submarine tasks," he said. Eggnog is the addiction to new year

In fact, eggnog dates back decades, and it was often consumed as a riff on classical French vanilla ice cream or custard. "It's like ice cream. It's cold, and it's sweet, and it tastes good, especially when you haven't had it for 10 or 11 months," Steven Young, a consulting dairy and food technologist told CNN. Ice cream mix consists of cream, milk and sugar, and it is very thick before it's whipped and frozen because there's no air in it. But the thickness is perfectly suited for making eggnog, as it allows the mixture to be stable enough to tolerate being diluted later with alcohol, ultimately giving it a mouthfeel and flavour that is compatible with what you are looking for in the final product. Alternatively, rather than drawing off a classic ice cream mix, companies may create an eggnog beverage from whole milk that is heavy and thick enough to withstand the rigours of ice as well as alcohol. An ingredient known as pasteurised sugared egg yolk (which is also used in French vanilla ice cream mix) is added to the milk, acting as a source of eggy flavour and colour. The mixture is then heat-treated to ensure that it is safe to consume. Some companies sell eggnog bases, which are pre-formulated mixtures of ingredients with specifically designed flavour qualities. These mixtures can be incorporated into milk or an ice cream mix, and they offer manufacturers a convenient, efficient and microbiologically safe way to produce large-scale quantities of eggnog. These mixes can also be formulated to be compatible with specific varieties of eggnog, for example, reduced fat or fat-free milk-based nogs or plant-based nogs, such as soy, almond and cashew. ... China factory activity shrinks for the first time in 2 years

orecasters expect annual growth of about 6.5 per cent, down slightly from 2017's 6.7 percent. But some industry segments, including auto and real estate sales, have suffered more serious declines."Downward pressure on the economy is still large," economist Zhang Liqun said in a statement issued with the PMI.Overall orders and exports both contracted, indicating that Chinese factories are suffering from weak demand at home and abroad. Exports to the United States kept growing at double-digit monthly rates through late 2018 despite President Donald Trump's punitive tariffs. But growth in exports to the rest of the world fell sharply in November and forecasters expect American demand to weaken in early 2019.That adds to complications for Chinese leaders who are trying to reverse a broad economic slowdown and avert politically dangerous job losses.Chinese and U.S. envoys are due to meet in early January for negotiations that are intended to resolve their economically threatening trade war. Over the weekend, Trump sounded an optimistic note, tweeting that he had spoken with President Xi Jinping by phone."Deal is moving along very well," Trump tweeted. "If made, it will be very comprehensive, covering all subjects, areas and points of dispute. Big progress being made!"But economists say the 90-day moratorium on new penalties that was agreed to by Trump and Xi on Dec. 1 is likely too little time to resolve their sprawling dispute.Chinese economic activity already was weakening after Beijing tightened controls on bank lending in late 2017 to cool a debt boom. The downturn was more abrupt than expected, which prompted regulators to shift course and ease credit controls. But they moved gradually to avoid reigniting a rise in debt. Their measures have yet to put a floor under declining growth.Chinese leaders promised at an annual economic planning meeting in mid-December to shore up growth with tax cuts, easier lending for entrepreneurs and other steps. Petboro Dog Park, Bengaluru: Spread over a large space and equipped with canine-exclusive play tools such as ramp, see-saw, jump hoops and bars, weave posts, and others, this park is a haven for dogs to play and socialise as they exercise. Since the area is entirely fenced, the canine buddies can prance about, crawl, jump and relax as freely as they wish to. This park also serves as an ideal place for pet parents to train their little ones while they enjoy. Carter Road Dog Park, Mumbai: Stretched along the coastline overlooking the sea, the park is enclosed and absolutely secure for the little snoots to run about freely and make friends among both fellow dogs as well as humans. The park also provides dogs with several opportunities to socialise and have the time of their lives by organising interesting parties on numerous occasions. The best deal is that this park is open 24x7, so pet parents know where to head to when their furry buddy nudges them awake at 3 am for some fun! Off The Leash, Gurugram: True to its name, Off the Leash is a park-cum-café where you can let your furry one run around, make fellow pooch friends and explore the area without having to trail behind them the entire time. They are in for a treat, literally, with an amazing doggie menu for them to hog on as the parents sit back in admiration and sip their coffee. And a pool to do away summer jitters serves as a cherry on the cake! Domlur Dog Park, Bengaluru: Through concerted efforts by the Ugly Indian association, concerned pet parents and other animal lovers, a former garbage dump was converted into a dog-friendly park and is regularly maintained by them, too. With play equipment such as kennel, dog-exclusive benches and tier tunnels, this park serves as a relief for pets and their parents to relax and enjoy. Furthermore, a 'poop pit' has been dug in a corner which acts as a compost for the responsible parents to scoop out and put the excreta left behind by their furry children, thus ensuring a clean area for them to unwind.
